A Note from Justin

Both exclusives I promised are here.

The Shortlist·Issue No. 34·August 7, 2026

The renovated one bedroom at London Terrace Tower is officially live at $995K, and we are opening the doors this Sunday from 12 to 2. And Shortlist readers get something nobody else has: early access to the just-finished Jr. 4 at Two Fifth Avenue, above the treetops at the head of Washington Square. It is not on the public market. Details on both are just below.

Meanwhile, the first read on July closings is in. Manhattan’s average sold price per square foot rose 6.2% year over year, and Brooklyn buyers on average paid within a rounding error of full ask. Thin summer supply is doing exactly what it does.

This week’s ten runs from a Steven Harris designed five bedroom on East 79th to a barrel-vaulted West Village studio under $700K. In between: a limestone bank turned Park Slope single-family, an 18-foot-ceiling townhouse duplex at The Edge, and a Clinton Hill townhouse on a 140-foot lot. Seven are in Manhattan and three in Brooklyn. If one pulls at you, reply and we’ll set up a private tour this week.
