I have been saying all summer that smart buyers were not sitting out, they were preparing to jump the moment the right property popped up. That moment is here. The post-Labor Day wave landed this week, and there is now a ton of great inventory to choose from. The timing is no accident: Corcoran Sunshine data published last week shows September has historically brought more new listings to Manhattan than any other month, averaging 2,264 between 2016 and 2025, more than three times what December delivers.
That said, when the best properties are priced well they will move very fast. My schedule has been packed running around the city making deals for clients so they get an edge on the competition: seeing homes the day they list, knowing the comps cold, and being ready to sign quickly when the numbers work.
On the selling side, both of my current exclusives are now live: a gut-renovated one bedroom with a private terrace in the treetops over West 8th Street at Two Fifth Avenue, offered at $1,750,000, and a south-facing studio with a terrace of its own on the western edge of Billionaires’ Row at The Colonnade, offered at $775,000.
The inventory earned a special double edition, so this week’s Shortlist runs 20 listings instead of 10. Fifteen are in Manhattan and five in Brooklyn, from a $599,000 prewar one bedroom on East 78th Street to a $34,000,000 corner residence on the Tribeca waterfront, and every one of them came to market in the past ten days.
