For the first time, CBRE’s 2026 tech talent report puts New York at 394,300 tech jobs against 375,730 in the Bay Area. The Bay Area’s tech workforce shrank 6 percent between 2022 and 2025 while New York’s grew more than 8 percent, and the swing is AI. AI roles grew 45 percent in the past year across the U.S. and Canada, and New York and San Francisco each added more than 20,000 of them since the middle of last year, a lot of it inside the banks. The Bay Area still leads in AI jobs specifically, but the pipeline has turned: JLL says the computer science graduates who went west a decade ago now come here.
You can see it in the leases. Anthropic took all 466,000 square feet of 330 Hudson Street in July, the largest AI lease in the city this year. Ramp took 285,000 square feet on West 23rd, Tennr 125,000 on Hudson Street, EliseAI 109,000 on Fifth Avenue. AI companies have signed 4.1 million square feet in Manhattan since 2023, and JLL estimates that half to 60 percent of that space is for people who have not been hired yet. These are in-office jobs, four to six days a week, and they sit in Hudson Square, Midtown South and Flatiron.
The apartments within a walk or a stop of those offices, in the West Village, SoHo, Tribeca, Chelsea and Gramercy, and the Brooklyn neighborhoods one express stop away, are where the new hires will look first, and they arrive with equity compensation and a mandate to be in the office. Manhattan already has 869 fewer listings than it did a year ago. If you are buying in that corridor, most of the competition is still in the future, and the time to move is before the headcount shows up. If you are selling there, price for the market in front of you and make sure the listing is everywhere, because the buyer pool is getting deeper.
