Rents just set another record, and that changes the buying math.

Manhattan’s median rent hit $5,295 in June and Brooklyn’s touched $4,350, both all-time highs. Some pockets are wilder: South Williamsburg rents are up more than 40% year over year. Every one of those leases is a monthly argument for owning, especially while the sales side is quiet enough to negotiate.

Meanwhile the very top of the market is napping. Just one contract above $10M was signed in Manhattan last week, the lowest count in over six months, while 29 homes at $4M and up found buyers, most of them under $6M. The action is in the middle, which is exactly where this list lives.

This week’s ten runs from a terrace residence at the Century on Central Park West to a prewar one-bedroom on Grand Army Plaza. In between: a Shigeru Ban duplex in Chelsea, a duplex at the Hotel des Artistes on the market for the first time in five decades, and a 20-foot Prospect Lefferts Gardens townhouse at under $800 per square foot.
